A plain-English guide to buying a home in Calgary, and how the search, map, and market data on this site work.
A short, free check with a bank or mortgage broker. They look at your income, debts, credit and down payment, then tell you the maximum they may lend you and at what rate. Most lenders hold that rate for 60 to 130 days. Sellers take offers from pre-approved buyers more seriously, and it stops you falling for homes outside your range.
It doesn't commit you to that lender or to buying at all, and it isn't final approval: the lender still has to approve the actual home once you've found it.
The Canadian minimum is 5% of the first $500,000 plus 10% of the portion between $500,000 and $1.5 million. Example: a $550,000 home needs $30,000 down ($25,000 + $5,000). Homes of $1.5 million or more need 20%.
With less than 20% down, mortgage default insurance (CMHC or a private insurer) is added to your loan; 20% or more skips that premium. Your lender or broker confirms the exact numbers for you.
More than most people expect. The FHSA lets you save $8,000 a year (up to $40,000 lifetime), tax-deductible going in and tax-free coming out for a first home. The RRSP Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP tax-free, repaid over 15 years. The federal Home Buyers' Amount is a tax credit worth about $1,400 the year you buy.
Buying new? First-time buyers get the GST back on a newly built home priced up to $1 million (up to $50,000, phasing out by $1.5 million), law since March 2026. Insured mortgages can also run 30 years for first-time buyers and on new builds, which lowers the monthly payment. And the Alberta bonus: no land-transfer tax. Most of these combine; your lender or accountant confirms what applies to you.
It depends on the deal, so I put it in writing before we start. In Alberta my brokerage's compensation must be spelled out in the Buyer Representation Agreement: the amount or how it's calculated, and when it's payable. In many transactions the seller or listing brokerage offers compensation that covers it; if what's offered is less than what we agreed, the agreement says how the difference is handled.
Either way you'll know exactly how it works before you commit to anything. No surprises.
Listings come from Pillar 9™, Alberta's province-wide MLS® system, through a licensed data feed, so you're searching homes from every brokerage, not just mine. Each listing shows the brokerage that listed it.
The feed is live: new listings, price changes and status changes usually appear here within about 20 minutes of reaching the MLS®. Sold prices and market history are available to registered users.
It's the Alberta MLS® convention for bedrooms: 3 above grade plus 1 below grade (a basement or suite bedroom), 4 bedrooms in total. The bedroom filter counts the total, so a "3+1" home correctly matches a 4+ bedroom search.
The list shows every active listing in Calgary and area (houses, condos, land and commercial), ordered by price, highest first (there's no sort control). Just keep scrolling: the next batch loads automatically as you approach the bottom. Use the price, bedroom and home-type filters (Condo, Townhouse, House) to jump straight to your range, or Pool for homes with a pool and condo buildings that have one. Commercial and land listings have no bedroom or bathroom counts, so those fields stay blank on their pages.
Each green bubble shows how many homes are in that area. Click a bubble (or zoom in) to get closer; at street level the bubbles become price tags, and clicking a price tag opens the full listing. Your price, bedroom and home-type filters apply on the map too.
Calgary and every community within 60 km of downtown: Airdrie, Chestermere, Cochrane, Okotoks, Strathmore, High River, Crossfield, Carstairs, Diamond Valley, Bragg Creek and the acreages of Rocky View, Foothills and Wheatland counties. The City box is fixed to that area and the map stays inside it. Canmore, Banff, Red Deer, Drumheller and Lethbridge aren't shown. MLS® rules only allow sold and off-market data to be shown inside a registered relationship (a "Virtual Office Website"). Registration is free: sign in with Apple or Google, tick the box to accept the terms, and it unlocks sold prices, sold dates, sold-vs-asking comparisons and the value estimate on each listing.

No. The mortgage card is an estimate calculator using Canadian rules: semi-annual compounding, the current minimum down payments and CMHC premium tiers, and Alberta closing costs. Actual rates and approval depend on your lender. The value estimate is computed from at least three recent sold comparables and is not an appraisal.
From City of Calgary open data. Each listing shows the nearest public (CBE) and Catholic (CCSD) schools, the nearest CTrain or MAX station, and the community's property-assessment trend. Distances are straight-line, not walking, and school boundaries change, so confirm with the board before you rely on them.
Registration details (your name and email address, from your Apple or Google account) are used to give you sold-data access and to run the chat with me. They are never sold to third parties. These Terms of Use (the "Terms") govern your access to and use of the website at www.calgaryhouses.app, including any other web address from which we serve it (the "Website"), and our companion apps for iOS and Android (the "Apps"). The Website and the Apps together are the "Service".
The Service supports the real estate services of Kaya Brooklyn, a licensed real estate associate registered with Brilliant Realty in Alberta (Suite 202, 1135 64 Ave SE, Calgary, AB T2H 2J7).
By using the Service, or by signing in, you agree to these Terms and acknowledge the Privacy Policy. If you do not agree, please do not sign in or use the features that require acceptance.
You must be at least 18 years old, the age of majority in Alberta, to sign in to the Service.
Browsing listings, signing in, saving homes or searches, viewing sold information, or messaging through the live chat does not by itself create a real estate client relationship with Kaya Brooklyn or Brilliant Realty.
If you choose to become a client, that relationship is established separately through a written service agreement, as Alberta's Real Estate Act Rules require before a licensee provides real estate services. That agreement explains the services provided, the responsibilities of each party, how the brokerage is compensated, confidentiality, and the other terms of the relationship.
These Terms do not replace a Buyer Representation Agreement, a Seller Representation Agreement, a purchase contract, a listing agreement, or any other real estate agreement.
The Service displays real estate listing information obtained through an authorized data connection to the Pillar 9™ MLS® System, which serves REALTORS® across Alberta. You are searching homes listed by many brokerages, not only homes listed by Kaya Brooklyn or Brilliant Realty, and every listing identifies the brokerage that listed it.
Listing information may include prices, addresses, photos, descriptions, measurements, room counts, features, listing status, sold information where permitted, and other information supplied through the MLS® System.
Real estate information changes quickly. Listings may be updated, sold, withdrawn, corrected, or changed after they appear on the Service. Listing information is refreshed continuously and normally appears here within about twenty minutes of a change on the MLS® System, but no website can guarantee that every item is complete, current, or error-free. Do not rely solely on the Service when making a real estate decision; Kaya Brooklyn can help you confirm information that matters to a purchase or sale.
Pillar 9™ notice. Data is supplied by Pillar 9™ MLS® System. Pillar 9™ is the owner of the copyright in its MLS® System. Data is deemed reliable but is not guaranteed accurate by Pillar 9™.
Some MLS® information, including sold and off-market information, is available only to registered users through what the MLS® rules call a Virtual Office Website ("VOW").
To register you sign in with an Apple or Google account, which confirms your email address, and you accept these Terms. Registering does not make you a client (see section 2).
By registering, you acknowledge and agree that:
We may suspend or end registered access if these acknowledgements are not respected, and we may ask you to accept updated Terms before continuing to use registered features.
You are responsible for the accuracy of the information associated with your account and for the security of the Apple or Google account you use to sign in. Do not share your account to let another person avoid registration, and tell us promptly if you suspect unauthorized access.
Sessions expire periodically and you may be asked to sign in again. We may restrict, suspend, or close an account where reasonably necessary for security, misuse, a breach of these Terms, or compliance with MLS®, legal, or regulatory requirements.
Closing your account. You can close your account and ask us to delete the personal information associated with it at any time by contacting us (section 22). We will confirm your request and act on it within thirty days, except for information we are required to keep under real estate, brokerage, MLS®, or legal record-keeping obligations, which we retain only for as long as those obligations require. Saved homes are stored on your own device or browser and are removed when you delete the App or clear your browser's site data.
The Service is intended for individuals researching, buying, selling, or otherwise exploring residential real estate in Calgary and the surrounding area. You may browse listings, use the search and map tools, save homes and searches, message about listings, and use the other features made available to you.
You may not:
Reasonable personal use of listing information for your own real estate search is permitted.
The Service includes a live chat for communicating with Kaya Brooklyn about listings, showing requests, buying or selling, and related questions. Messages are delivered to Kaya Brooklyn's agent app and kept with your account so a conversation can continue later.
Live chat is intended for general real estate communication. Do not send passwords, banking or credit card information, Social Insurance Numbers, government identification, mortgage documents, or other highly sensitive information through the chat. If you become a client, confidential or transaction-sensitive information may need to be communicated through a method approved by Kaya Brooklyn or Brilliant Realty.
Information you provide through the chat is handled as described in the Privacy Policy.
Kaya Brooklyn provides real estate information and services within the scope of an Alberta real estate licence. The Service and the live chat are not substitutes for advice from lawyers, mortgage professionals, home inspectors, engineers, accountants, tax professionals, or insurance professionals.
Where a matter requires expertise outside the scope of real estate services, Kaya Brooklyn will recommend that you obtain appropriate professional advice.
Any mortgage calculator, payment estimate, affordability estimate, closing-cost estimate, or similar tool on the Service is provided for general information only. Results are estimates based on the information entered and the assumptions built into the tool, including Canadian semi-annual compounding, current minimum down payments, mortgage default insurance premiums, and typical Alberta closing costs. They are not mortgage approvals, lending offers, guaranteed rates, financial advice, or guarantees of affordability. Actual terms, rates, payments, insurance requirements, and approval decisions must be confirmed with a lender or mortgage professional.
Any property value estimate, comparable-sales information, market analysis, or similar information on the Service is provided for general real estate purposes. A value estimate is computed from recent sold comparables and is not an appraisal; a Comparative Market Analysis is also not an appraisal. Property value depends on many factors that the Service cannot see, including condition, improvements, and market activity.
You may ask about a property or request a showing through the Service or the live chat. A request does not guarantee that a property is available or that a showing can be arranged for a particular time. Availability depends on the seller, the listing brokerage, occupancy, property status, access restrictions, and other circumstances. Kaya Brooklyn may contact you to confirm details before arranging a showing.
Where available, you may save homes, save searches, and receive alerts about new matches or changes to homes you follow. Saved homes are kept on your device or browser; saved searches are kept under an anonymous device identifier so they are there when you come back on the same device.
Alerts in the Apps are delivered only with your device's notification permission, and you can turn them off at any time in your device settings. These features are provided for convenience and may change as the Service develops. Listing information, availability, or status may change before an alert is delivered, so do not rely on alerts as your only source of information about a property.
We send marketing messages only with your express consent, given separately from your acceptance of these Terms, and you can withdraw that consent at any time.
Your use of the Service is also governed by the Privacy Policy, which explains what personal information is collected, how it is used, protected, shared, and retained, including information from your Apple or Google account and from the live chat. Please read it before signing in.
We make reasonable efforts to keep the Service available and working properly. Temporary interruptions may occur because of maintenance, software updates, security work, network issues, MLS® data availability, technical problems, or circumstances outside our reasonable control. Features may be added, changed, or removed as the Service develops.
The Service uses services operated by others: Sign in with Apple and Sign in with Google for registration; Apple Maps, with OpenStreetMap as a fallback, for maps; Repliers for MLS® data delivery; and the City of Calgary's open data for the schools, transit, and assessment information shown on listings. Those services are governed by their own terms and privacy practices.
The Service may also link to government websites, real estate resources, lenders, service providers, or other independent websites. A link does not mean that Kaya Brooklyn or Brilliant Realty endorses or guarantees that website, service, or its information.
The Service's original design, software, text, branding, graphics, and other original content are protected by intellectual property rights. MLS® listing information, photographs, and other third-party content remain the property of their respective owners and are used under licence. Access to the Service does not transfer ownership of any content to you, and you may not reproduce or commercially distribute Service or MLS® content except where the law or an express authorization permits.
The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA. Apple, Sign in with Apple, and Apple Maps are trademarks of Apple Inc. Google and Sign in with Google are trademarks of Google LLC.
The Service is intended to provide useful real estate information, but no website can guarantee that every item is complete, current, or free from error. Confirm material information about a property before making a legal or financial decision, and obtain independent inspection, legal, financial, insurance, engineering, or other professional advice where appropriate.
Nothing in these Terms removes any legal or professional obligation that Kaya Brooklyn or Brilliant Realty must meet.
To the extent permitted by applicable law, Kaya Brooklyn, Brilliant Realty, and the Service are not responsible for losses resulting solely from temporary interruptions of the Service, your failure to protect the account you sign in with, information supplied incorrectly by you, changes to a property or listing not yet reflected on the Service, independent third-party websites or services, or unauthorized or prohibited use of Service information.
Nothing in these Terms excludes responsibility that cannot legally be excluded under the laws of Alberta or Canada, and nothing in these Terms limits the rights you have as a consumer under applicable law.
Access to the Service may be suspended or ended where reasonably necessary because of security concerns, fraudulent or unlawful activity, abuse of Service features, unauthorized collection or redistribution of MLS® data, a breach of these Terms, MLS® access requirements, or legal or regulatory requirements. You may close your account at any time (section 5). Personal information associated with a closed account is handled in accordance with the Privacy Policy and applicable retention requirements.
These Terms may be updated to reflect changes to the Service, MLS® requirements, legal or regulatory requirements, privacy practices, Brilliant Realty requirements, or the technology and services the Service uses. The current version is identified by the "Last updated" date at the top. Where appropriate, you may be asked to accept an updated version before continuing to use registered features.
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there. Any rights or remedies available to you as a consumer under applicable law are not limited by these Terms.
These Terms are written in English. Translations, where provided, are for convenience only; the English version governs.

This Privacy Policy explains how personal information is collected, used, disclosed, protected, and retained through the website at www.calgaryhouses.app, including any other web address from which we serve it (the "Website"), and our companion apps for iOS and Android (the "Apps"). The Website and the Apps together are the "Service".
The Service supports the real estate services of Kaya Brooklyn, a licensed real estate associate registered with Brilliant Realty in Alberta. Personal information is handled in accordance with Alberta's Personal Information Protection Act (PIPA), Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) where it applies, the requirements of the Real Estate Council of Alberta (RECA), the MLS® rules that govern registered listing access, and Brilliant Realty's privacy policies and procedures.
Using the Service, signing in, viewing listings, or using the live chat does not by itself establish a real estate client relationship with Kaya Brooklyn or Brilliant Realty.
We collect only what is reasonably necessary for the purposes described in section 3.
When you sign in. Registration is by Sign in with Apple or Sign in with Google. From your provider we receive your name and email address (if you use Apple's "Hide My Email", we receive the relay address Apple creates for you), the provider's account identifier, and confirmation that the address is verified. We record when you signed in, how many times, and which version of the Terms of Use you accepted and when, because MLS® rules require a registration record for access to sold information.
Technical information. When you use the Service we receive your IP address and the approximate location derived from it (city, region, and country), your time zone and language, your browser or device type, and security and request logs needed to operate and protect the Service. We do not collect precise device location.
Information you create. Saved homes are kept on your own device or browser. Saved searches are kept under an anonymous device identifier that is not linked to your name. Listing inquiries, showing requests, and live chat messages are kept with your account so a conversation can continue later.
Alerts (Apps). If you allow notifications, we keep the device token needed to deliver alerts about homes you follow and saved-search matches, together with your alert preferences.
We do not collect payment information, government identification, or Social Insurance Numbers, and you should not send them through the live chat.
Personal information is used to:
Personal information is not used for unrelated purposes without your consent or another lawful authority.
The live chat lets you communicate with Kaya Brooklyn about listings, searches, showings, buying or selling, and related questions. Messages you send are collected and retained to respond to you, provide the information you asked for, coordinate showings, continue earlier conversations, and keep appropriate business or regulatory records.
Do not send passwords, banking or credit card information, Social Insurance Numbers, government identification, or other highly sensitive information through the chat. Where a client relationship exists, confidential client or transaction information may need to be communicated through a method designated by Kaya Brooklyn or Brilliant Realty, and it is handled under RECA's confidentiality requirements.
We ask for your consent when you sign in: the checkbox confirms that you agree to the Terms of Use and acknowledge this Privacy Policy. Providing information through the live chat or another feature is consent to use it for the purpose reasonably connected with your request.
Consent for optional uses can be withdrawn at any time by contacting us (section 18), subject to legal, contractual, regulatory, brokerage, MLS®, or record-retention requirements. You must be at least 18 years old to sign in.
Personal information is never sold or rented. It is not made public because you sign in. We share it only as follows:
The Service does not use advertising trackers, marketing analytics platforms, third-party CRM platforms, or third-party live-chat services.
Because of the service providers above, personal information is stored on Cloudflare infrastructure in the United States and other countries, processed by Apple and Google in the United States when you sign in, and may be accessed from Mexico for technical support. In those countries it may be subject to local laws, including lawful access by authorities.
Alberta's PIPA requires us to tell you this and to name someone who can answer questions about how those service providers collect, use, disclose, and store personal information on our behalf. That person is the Privacy Contact in section 18.
The Service does not use third-party advertising cookies or third-party analytics trackers. It uses your browser's local storage (and the equivalent on the Apps) to keep you signed in, remember saved homes and the anonymous device identifier for saved searches, and remember your settings. The Sign in with Apple and Sign in with Google components set their own cookies when they load, and Cloudflare may use security-related technologies as part of protecting the Service.
If our use of cookies, analytics, or similar technologies changes, this Privacy Policy will be updated.
Alerts in the Apps (new matches for a saved search, price or status changes on homes you follow) are sent only with your device's notification permission, which you can withdraw at any time in your device settings. Replies to your inquiries and messages about an active real estate matter are sent as part of the service you asked for.
We send marketing messages by email or notification only with your express consent, requested separately and never pre-checked, and every such message includes a way to unsubscribe.
We use reasonable administrative and technical safeguards, including encrypted connections (HTTPS), sign-in through Apple or Google rather than passwords stored by us, sessions that expire automatically, restricted administrative access, and access limited to the people who need it to operate the Service, provide requested services, satisfy brokerage requirements, or perform authorized technical work. No system can guarantee absolute security.
Personal information is kept only as long as reasonably necessary for the purposes it was collected for and to satisfy account, real estate service, brokerage, MLS®, legal, regulatory, record-retention, security, and dispute-resolution requirements. When it is no longer needed it is securely deleted or anonymized. Records that RECA, Brilliant Realty, or MLS® rules require us to keep are retained for the periods those rules set.
You may ask us to close your account and delete the personal information associated with it at any time by contacting the Privacy Contact (section 18). We will confirm your request and act on it within thirty days, except for information we must keep under real estate, brokerage, MLS®, or legal record-keeping obligations, which we retain only for as long as those obligations require. Saved homes are removed when you delete the App or clear your browser's site data.
You may ask what personal information we hold about you and request that inaccurate or incomplete information be corrected. We may need to verify your identity first, and some information may be withheld where PIPA allows. Your name and email address are also shown in the App's Profile tab.
If you become a client of Kaya Brooklyn through Brilliant Realty, additional duties of confidentiality apply. RECA's rules prohibit disclosing information about a client, a property, or a transaction unless the client authorizes it or the law requires it. Client information is also handled under Brilliant Realty's privacy and confidentiality policies. The Service does not replace the brokerage's requirements for handling confidential client records.
Actual or suspected unauthorized access, loss, use, or disclosure of personal information is assessed and addressed under applicable privacy legislation and Brilliant Realty's requirements. Where an incident creates a real risk of significant harm, it is reported and affected individuals are notified as Alberta's PIPA requires.
The Service may link to government websites, real estate resources, mapping services, or other independent websites, which operate under their own privacy practices. This Privacy Policy does not govern information you provide directly to a third party after leaving the Service.
The Service is not directed to children. You must be at least 18 years old to sign in, and we do not knowingly collect personal information from anyone younger.
